PXS Terms and Conditions for Property Owners
Please note the following that we trust will offer some guidance relating to the possible sale of your home to PXS.

1.

PXS will buy almost any property, anywhere in the UK and in any condition. There is no minimum or maximum price.

2.

PXS use a combination of local estate agents and surveyors along with its own research to establish the likely sale value of your home.

3.

If the valuations are inconsistent or potential structural issues are indicated, PXS reserves the right to instruct further valuations or specialist reports.

4.

PXS will offer the best price possible for your home bearing in mind that PXS need to pay all the costs involved in buying, holding and selling the property and make a profit as well.

5.

Carpets, curtains and light fittings (as a minimum) should remain in the property.
PXS's offer is valid for fourteen days. After that time, PXS reserves the right to adjust the offer or to request further inspections by estate agents or surveyors.

6.

If the offer is accepted, PXS will normally commence marketing the property. You should allow reasonable access for prospective purchasers. The estate agent should act with courtesy and consideration and accompany all prospective purchasers.

7.

Under normal circumstances, you should not have to pay any estate agent fees.
You should leave the property clean and tidy inside and out and any damage caused removing fixtures should be made good.

8.

On the day of vacation, please leave the heating on low (November till April) and deliver all keys to the estate agent with burglar alarm instructions if appropriate.

9.

In certain situations PXS may be liable to pay stamp duty. If this is the case, we will notify you, as it is likely our offer to purchase will need to reflect this additional cost.

10.

In all cases, PXS at their discretion reserve the right at any time to re-negotiate the terms of a purchase or decline a purchase altogether. This would normally only be in extreme circumstances and justification would be provided.

11.

Whilst the price offered by PXS will be less than what otherwise may be achieved on the open market, please note that:

The purchase can be very quick
It's definite (subject to survey and contract)
Less stress (no chains to collapse)
Your new purchase will definitely be reserved
After completion you may remain in your home for 2 weeks (longer by agreement)
Possible profit share *
No estate agent fees (subject to inspecting your estate agent's contract if your property is already on the market)
